This app shows you an interactive 3D model of what the draft Euston Area Plan proposals could look like. The 3D model shows you how the area could look if the new HS2 station is developed jointly with the redevelopment of the existing Euston Station and how wider development could complement this.
The model shows the following:

+ Existing situation
+ Potential development
+ Potential land uses

It should be noted that the 3D model shows how the current HS2 station design could be adapted to allow routes and development above and around it. However, a different station design that allows for ground level streets and more development would better meet EAP objectives.

Euston Area Plan:
The Euston Area Plan (EAP) is a joint planning framework being produced by Camden Council, the Greater London Authority (GLA) and Transport for London (TfL) to guide development in the Euston area up to 2031.
The plan responds to the Government’s plan to build a new high speed rail link (HS2) which terminates at Euston and seeks to shape emerging station designs. Camden Council is opposed to the HS2 project and the current HS2 station design but if the project and design proceed, the Council wants to secure the best deal for local communities.  There have been aspirations for redevelopment of the station for some time, and even if HS2 does not proceed the plan provides a framework for this and seeks to maximise the delivery of new homes, businesses, shops, and associated education, leisure and open space and improved public realm particularly around the station.  

The draft EAP shows a comprehensive approach to developing above and around the new HS2 station and existing Euston Station building and notes the greater potential of alternative HS2/other station design approaches.
